1. Plot Purchase Terms

All plot purchases at Bumuntu Lifestyle Estate, Solwezi, Zambia, are subject to these Terms & Conditions. By proceeding with any purchase or reservation, you agree to be bound by these terms. Plot pricing is subject to change without notice. Current pricing and availability are displayed on our website.

2. Reservation Policy (72-Hour Hold)

Upon successful reservation, a plot is held for 72 hours from the time of reservation. During this period, you have the exclusive right to complete payment and finalize the purchase. If payment is not completed within 72 hours, the reservation will be released and the plot may be offered to other interested buyers. No extension of the 72-hour hold period is guaranteed. Early payment is encouraged to secure your plot.

3. Payment Terms

Initial Deposit: A non-refundable 30% deposit is required to secure your plot reservation. This deposit is credited toward the total purchase price.

Instalment Plans: We offer flexible instalment plans for the remaining 70% of the purchase price. Payment schedules can be arranged based on mutual agreement. All payments must be made through approved payment channels. Late payments may result in penalties as specified in your payment agreement.

Payment Methods: Payments are accepted via bank transfer, mobile money, and authorized payment gateways. All transactions are processed through secure channels.

4. Ownership Transfer

Full ownership of the plot is transferred only upon completion of all payments and execution of the final deed of sale. The company retains all rights to the plot until full payment is received. Legal documentation and title transfer will be processed in accordance with Zambian law and the requirements of the relevant authorities in Solwezi.

5. Construction Guidelines

Plot owners must adhere to the estate's construction guidelines and architectural standards. Prior approval from the estate management must be obtained before commencing any construction. Construction materials, design, and timeline must align with the estate's development plan. The estate reserves the right to inspect ongoing construction and enforce compliance with approved plans.

6. Estate Rules & Regulations

All residents and plot owners are required to comply with estate rules and regulations, including:

  • Maintenance of plots and structures to required standards
  • Adherence to security and safety protocols
  • Respect for shared amenities and common spaces
  • Participation in community maintenance fees
  • Compliance with noise and environmental standards
  • Proper waste management and disposal

7. Dispute Resolution

Any disputes arising from plot purchases, reservations, or the terms outlined herein shall first be subject to good-faith negotiation between the parties. If negotiation fails, disputes will be referred to arbitration or mediation as agreed upon by both parties. Unresolved disputes may be taken to the appropriate courts of law in Zambia.

8. Governing Law

These Terms & Conditions are governed by and construed in accordance with the Laws of the Republic of Zambia. All transactions, disputes, and legal matters relating to Bumuntu Lifestyle Estate are subject to the jurisdiction of the courts of Zambia, specifically those in Solwezi, North-Western Province.

9. Changes to Terms

Bumuntu Lifestyle Estate reserves the right to modify these Terms & Conditions at any time. Changes will be effective upon posting to the website. Continued use of the platform and services constitutes acceptance of modified terms.
