Prospect / Buyer

Who this is for

Anyone exploring Bumuntu — browsing plots, comparing estates, or getting ready to buy their first plot.

What you can do

Browse every available plot with sizes, prices and estate layouts. Register your interest in specific plots, follow what's newly released, and start a purchase when you're ready.

How you join

  1. Register on bumuntu.net with your name, mobile number and email address.
  2. Enter the 6-digit code we send you by SMS to verify your phone.
  3. That's it — you're in, with full browsing access straight away.

What you'll need

Your mobile number, an email address, and your NRC number. No proof of purchase or approval needed.

Once you're in

You can explore all released plots and prices, register interest, and begin a purchase. When you buy, your account simply steps up to Plot Owner — you don't start again.

Prospect is the open front door to Bumuntu. It's immediate because there's nothing sensitive to protect yet — the deeper access (owning, building, managing) is what goes through verification.

Plot Owner & Investor

Who this is for

Anyone who has bought — or is committing to buy — one or more plots, whether building for themselves, holding for growth, or acquiring several as an investment.

What you can do

See every plot you own in one place with its status, documents and instalment schedule. Track payments and receipts, follow construction, pay service charges, and access title and purchase documents. Investors see all their plots together as a portfolio.

How you join

  1. Register on bumuntu.net with your name, mobile number and email address.
  2. Verify your phone with the 6-digit SMS code.
  3. Choose Plot Owner / Investor and tell us the plot(s) or reservation reference this relates to.
  4. Our team matches your request to the purchase on record and approves your account.
  5. You're notified the moment access is granted, and your plots appear in your dashboard.

What you'll need

Your registered phone and email, and a reference to your purchase — a plot number, reservation ID, or the name the plot was reserved under. Mid-purchase? The deposit or sale agreement reference is enough.

Once you're in

Your plots, payments, documents and construction updates are all in your dashboard. Every payment you make is receipted instantly in your account, and your reservation deposit counts in full toward your purchase price. Payments run through mobile money, and every transaction leaves a receipt.

Good to know

Access is granted after we confirm the purchase — this protects you, since nobody can see or act on your plots without being verified first. Buy more plots later and they join the same account.

Real-Estate Agent

Who this is for

Property agents and agencies who want to introduce buyers to Bumuntu, or sell plots on our behalf, and earn commission on completed sales.

What you can do

Register the buyers you introduce so your claim is time-stamped and protected. Track each lead through the pipeline — introduced, reserved, completed. See the commission due on every deal and its payout status, and work from a live list of available plots and prices.

How you join

  3. Choose Real-Estate Agent and tell us about you or your agency.
  4. We review your application, agree your commission terms, and approve your account.
  5. You're notified when you're approved, and your agent dashboard opens up.

What you'll need

Your registered phone and email, your agency name if you have one, and your payout details. Commission rate is agreed with you at onboarding — before you start.

Once you're in

Register a buyer as soon as you introduce them; the system time-stamps your lead and holds it exclusively to you for an agreed window. You'll see each lead's status and the commission owed. If a buyer is already on our books, the system tells you.

Good to know

Agents are vetted before approval, and commission is settled against completed, verified sales. Because leads belong to whoever registers them first, the incentive is simply to register your buyers early.

Who this is for

Builders and construction firms engaged to work on plots within a Bumuntu estate — whether contracted by an owner or by the estate directly.

See the plots and jobs assigned to you. Submit and track construction progress so owners and the estate can follow along. Handle the access and compliance side of building on a gated estate — permits, approvals, and gate access for your crew and deliveries.

  4. We vet your details and confirm the engagement before approving your account.

Your registered phone and email, your company details, and a reference to the project — the plot number and the owner or engagement you're working under. We may ask for compliance documents.

Once you're in

Your assigned plots and jobs are in your dashboard. Log progress as you go so owners and the estate stay updated. Gate access for your team runs through the same system, so getting your crew and materials on-site is straightforward.

Everything for estate living is in one place — maintenance, amenity bookings, visitor and gate access, community updates, and service-charge payments through mobile money. Notices from the estate reach you directly.

Resident access is tied to a verified property, which helps keep the estate secure — only people genuinely connected to a home get resident access and gate control. Visitor access you grant is logged for you and security.

Guard

Who this is for

Security personnel stationed at a Bumuntu estate, responsible for the gate and for keeping the estate safe.

What you can do

Verify entry at the gate — check resident and visitor access quickly, including scanning access codes. Log visitors in and out. Record and report security incidents so the estate manager and admin have a clear, time-stamped picture.

How you join

  1. Your estate manager or administrator sets up your account and assigns you the Guard role.
  2. You receive your sign-in details.

What you'll need

A mobile number and email for your account, provided when your manager sets you up. Guard access is assigned by the estate team, not self-requested.

Once you're in

Your gate tools are front and centre: verify access, scan visitor and resident codes, log entries and exits, and file incident reports. Everything you log feeds straight to the estate manager and admin.

Good to know

Guard is a staff role, so it's set up for you by the estate — you don't apply for it. This keeps the security layer tightly controlled: only people the estate has put in place can verify entry and control the gate.

Estate Manager

Who this is for

The person running the day-to-day operations of a Bumuntu estate — overseeing residents, security, maintenance, contractors, and the community.

What you can do

Run the estate from one console: oversee gate access and security incidents, manage maintenance and amenity bookings, coordinate contractors and construction, handle resident onboarding and community notices, and keep on top of service charges and arrears.

How you join

  1. An administrator sets up your account and assigns you the Estate Manager role for your estate.
  2. You receive your sign-in details.

  4. Your estate management console is ready.

What you'll need

A mobile number and email for your account, provided when the administrator sets you up. Estate Manager is a senior staff role, assigned centrally rather than requested.

Once you're in

Your console brings the whole estate together — security, maintenance, contractors, residents, bookings and finances. Approve resident and contractor access, respond to incidents and requests, publish notices, and track service-charge collection and arrears.

Good to know

Estate Manager is assigned by an administrator, which keeps operational control in trusted hands. Platform-wide administration — pricing, releases, agent approvals and cross-estate matters — sits with the admin team, so responsibilities stay clear.
